How to Structure Your Finances for Property Investment

Smart finance structuring that maximises your borrowing capacity while protecting your assets.

Finance structuring is one of the most critical — and often overlooked — elements of successful property investment. The way you set up your loans, ownership structures, and repayment strategies from the outset can have a profound impact on your borrowing capacity, tax efficiency, and long-term wealth outcomes. Getting this right early can save you hundreds of thousands of dollars over your investing journey.

Borrowing capacity is determined by a lender's assessment of your income, expenses, existing debts, and the rental income potential of the investment property. Most lenders assess rental income at 75-80% of the actual amount to account for vacancies and maintenance. Understanding how different lenders calculate capacity — and they vary significantly — can mean the difference between being able to purchase one property or building a multi-property portfolio.

Interest-only loans are commonly used by property investors, particularly in the early years of ownership. By paying only the interest component, monthly holding costs are reduced, improving cash flow and freeing up capital for other investments or living expenses. However, interest-only periods are typically limited to 5 years, after which the loan reverts to principal and interest, increasing repayments. This needs to be factored into long-term planning.

Using equity from existing properties is one of the most powerful strategies for portfolio growth. As your properties increase in value, the equity can be accessed to fund deposits for additional purchases without needing to save cash. The key is structuring this correctly — using separate splits or loans for each property rather than cross-collateralising, which can limit your flexibility and increase risk.

Cross-collateralisation, where multiple properties are used as security for a single loan, is a structure that many lenders prefer but that can work against the investor. It reduces your ability to deal with individual properties independently, can limit your ability to access competitive rates from other lenders, and increases your exposure if one property needs to be sold. Working with a mortgage broker who understands investment structuring ensures your finance is set up to support your long-term strategy.

The principles of finance structuring are straightforward — but applying them to your specific situation is where most investors leave money on the table. Your borrowing capacity, existing equity, and long-term goals create a unique puzzle that generic advice can't solve. A PPS strategist works with you and your mortgage broker to build a finance structure that grows with your portfolio.
